The Retail Manager at Botany Town Centre/Manukau Supa Centre is a senior member of the management team. They are responsible for the ongoing retail management of the Centre including the management of critical retailers and key team members to ensure the delivery key strategies and initiatives.
Some focus areas and responsibilities include:
Establish and maintain relationships with critical retailers, key opinion leaders and key performance retailers to understand the market conditions, fluctuations in their business and ensure a proactive response to their needs.
Ensuring a deep understanding of the Centre?s key performance indicators including monthly and annual sales of retailers and any associated commodity group and precinct trends.
Compliance with assignment policies and procedures and legislation with a view to managing the process of assessing and recommending any prospective assignees and processing approved assignments in a timely and efficient manner.
Ensuring refurbishments are completed in line with Lease provisions
Co-ordination, updating, analysis and reporting on any Centre Reports as required, including:
Critical Retailer Indicators;
High Occupancy Retails Report
Monthly Sales Report
Management and updating of financial reports for the centre month end reviews and quarterly asset plans including:
Turnover Rent forecasts and reconciliations
Providing input into the concession budgets
Proactively manage the debtors? situation to ensure that any critical retailers are identified early and managed.
Understand and actively participate in preparing, presenting and implementing the Centre?s annual business plans.
Tertiary qualifications in a relevant area of Business or Property
Strong understanding of the Retail industry and sector
Proven track record in the field of Centre Management ? minimum 5 years? experience ? preferably as a Centre Manager or Retail Manager
Strong knowledge of Retail Leases Act
Ability to develop and deliver business strategies in an innovative and dynamic way that results in strong centre performance across all key business indicators on time and within budget
Excellent Written, verbal and presentation skills
Ability to establish relationships with all key business stakeholders
Experience with CorVu and JDE would be an advantage
